Home Staging for Occupied Homes - The seller's existing furnishings are used to highlight the best features
of the home and make it appeal to a variety of buyers. Fee is charged on an hourly basis for a minimum of four hours.
Furniture and/or Accessory Rental for Vacant Homes
- Rental furniture and/or accessories are used to stage
vacant homes. The property's features determine the amount and type of furnishings needed. Full and partial staging options are
available. Fee is based on a three-month minimum and the amount of furnishings rented.
Room Redesign and Updating - If you're not selling your home, enjoy it even more by updating its look. A
redesign of your rooms using existing furnishings will give you a fresh new look and make the most of the space you have. If a few
new items need to be added, we're available for shopping, too. (Please see next service option.) Fee is charged on an hourly
Furniture and Accessory Shopping - When additional items are needed, our resources and experience make
shopping with the client or for the client both enjoyable and productive. Fee is charged on an hourly basis.
Home Staging Consultation - This service provides a walk-through of the home and identifies specific things
a seller needs to do to get the property ready for sale. Everything from curb appeal to cabinets is covered. Fee is for a one
Why don't I stage my home myself?
A seller often cannot objectively see the most effective way to stage their own home from a true buyer's perspective because they are
used to the way it looks and like it that way. Home staging is much more than decorating and rearranging furniture. It's a sales marketing
service designed to accentuate a property's best features and appeal to a variety of buyers. That's why working with a
professional Home Stager is the least expensive investment you can make to sell your home! The ideal time to stage is before a home
goes on the market and before taking MLS and brochure photos.
Will you use my furniture and accessories for staging?
Yes, an occupied home usually can be staged with what the seller already has. In some cases, a few minor purchases may be needed to
enhance existing furnishings.
How much does it cost to stage an occupied home?
Costs are determined by the features of the home and the seller's furnishings. Services are provided based on an hourly fee, with a
minimum four-hour contract.
Should I be there when you stage my house?
The level of involvement is up to the seller. You may actively participate or not be involved at all.

All of my furniture is in my new home. How will you stage my vacant property?
Home Staging and Redesign of Houston owns a broad collection of quality furnishings. If additional items are needed, they are rented through
one of our fine home furnishing partners.
